Terms for plot booking

Flyer notes plus standard allotment practice. The signed booking form prevails.

  1. Offering. Plotted land at Pipra Kothi (Near Bangari Halt, Motihari) and Chakia / Brindavan (Brindavan Chowk, Near Kalyanpur Road, Ramayan Mandir). Sizes as per the selected project rate chart.
  2. Pipra Kothi rates. ₹700 / sq.ft. one-time registry; ₹750 / sq.ft. for 50% + 24 EMI; ₹800 / sq.ft. for 72-month full EMI. Plots RB 45×60 (2,700), RC 36×50 (1,800), RD 25×36 (900) sq.ft.
  3. Chakia / Brindavan rates. ₹800 / sq.ft. one-time registry; ₹900 / sq.ft. for 50% + 24 EMI; ₹1,000 / sq.ft. for 72-month full EMI. Additional types on the 72-month chart: B, C, D, E1 (1,222 sq.ft.), B1 (580 sq.ft.).
  4. Booking (one-time and 50% plans). RB ₹75,000 · RC ₹50,000 · RD ₹25,000. On 72-month EMI: RB/B ₹35,000 · RC/C ₹25,000 · RD/D/E1/B1 ₹15,000. Valid on official receipt only.
  5. Stamp paper. ₹1,000 — non-refundable and non-adjustable.
  6. PLC. Preferential location charges as per company norms, stated before confirmed allotment.
  7. Allotment. Subject to availability. An equivalent plot of the same type may be offered.
  8. Instalments. Due on schedule. Delay may attract charges and, after written notice, cancellation as per the form.
  9. Registry. After plan dues and KYC. Stamp duty, registration fee and statutory levies extra unless written otherwise.
  10. Inspection. Walk the chosen site before paying booking money.
  11. Refunds. Stamp fee is never refunded. Other refunds follow the signed form.
  12. Transfer. Before registry only with written request, cleared dues and company charges, if permitted.
  13. Use. As allowed by local development / revenue rules. No encroachment.
  14. Notices to the booking address, email or mobile are treated as served.
  15. Jurisdiction. Competent courts of East Champaran, Bihar.
